Magnan takes its name from the valley that comes down from the hills to the sea, and which long served as the city's western boundary. The stream is covered today along almost all its course, but the relief remains: you start climbing as soon as you leave the seafront, and the slope gives views from the third floor up.
Daily life fits within a few hundred metres. The market opens in the morning, the shops follow boulevard Français, and tram line 2 reaches the centre without a car. The beaches are on the other side of the Promenade, on foot.
The buildings tell two periods. Below, post-war blocks lined up along the Promenade, often with a running balcony. Higher up, residences from the 1960s and 1970s set into the slope, surrounded by gardens, and a few villas that survived the subdividing.
On the market, Magnan is where you buy the sea without paying the centre's price. Buyers come looking for a one or two bedroom flat a short walk from the beaches, usually in a residence with a lift and parking. Demand is steady, supply short.
