We start from recent comparable sales, from your neighbourhood's prices, from the property's own qualities. You receive a reasoned range, not a flattering figure meant to win the mandate. A property priced right sells. A property priced too high wears out on display.

Present it with care
Careful photography, an accurate text, a proper staging of the address. We choose where your property is shown, and to whom. For properties that call for it, the sale happens with no public listing, through our network of buyers.

Qualified viewings, firm negotiation, a complete file, the surveys, coordination with the notaire. One contact, from the first meeting to signature. You always know where the sale stands.

Some properties are not shown on the portals. A sought-after address, a seller who prefers privacy, a transaction to be kept away from the noise. We then present the property directly to qualified buyers from our network, French and international. You keep control over what is said, what is shown, and to whom.

- Yes. A first valuation, based on your neighbourhood's market and the property's characteristics, costs nothing and commits you to nothing. You remain free to entrust us with the sale, or not.
- Can one sell discreetly, without a public listing?
- Yes. For properties that justify it, we present the address to our network of buyers with no listing on the portals. You decide what is shown, and to whom.
- What really makes the price of a property in Nice?
- Condition first, then the view, the light, the floor area, the floor level, the outdoor space. A sea view adds around 14 % according to the Maison Masséna study. But a renovated, bright property often sells better than a fine view paid at full price.
- Do you need a sole mandate to sell well?
