The description
Built in 1943, this maison de maître overlooks the Mediterranean and the hills from its four levels. The view extends through the bay windows of the sitting room, dining room and semi-independent kitchen, all three facing the open sea and the sunsets. The light follows the curve of the day, from morning until evening.
The five bedrooms, each with its shower room, are distributed across the floors. Outside, the spaces multiply: roof terrace, swimming pool, summer kitchen, balconies and terraces staggered across the levels. The Mont-Boron forest begins at the edge of the property.
The enclosed garage accommodates three vehicles with independent exits, with five spaces in total in tandem parking. An electric charging point, a laundry room and a large cellar complete the property. The port can be reached on foot in twenty minutes.

Questions people ask about this property
- What is life like in Mont Boron?
- Mont Boron is a wooded hill set between two waters: the Baie des Anges on one side, the bay of Villefranche on the other. At the top, Fort Mont Alban, built in the 16th century, watches over both at once. It is the only district of Nice where you choose your sea by choosing your orientation.
- Where do you shop and go to market?
- There is no food market on the hill itself. On the city's official list, the nearest are the cours Saleya and place Saint-Roch markets, open every day except Monday from 6 am. Down at the port, on place Robilante, the flea market opens from Tuesday to Sunday.
- How do you get around from here?
- The sea is a 8-minute walk away. Nice-Ville station is a 35-minute walk away. Two bus lines serve the hill. Line 33 starts from place du Mont Boron and runs down to Port Lympia, the terminus of tram lines 2 and 3; from there, line 2 reaches the airport in about 30 minutes according to Lignes d'Azur, with an Aéro ticket. Line 30 loops along boulevard du Mont-Boron and stops at Riquier, where Nice-Riquier station is served by TER regional trains.
- Which schools are nearby?
- For schools, the hill itself has few. The Péglion elementary school is at 28 bis avenue Germaine; at the foot of the hill, on the port side, the Terra Amata nursery and elementary schools share 2 corniche André-de-Joly. The nearest secondary school is the Port Lympia state collège on boulevard Stalingrad.

American buyers on the French Riviera: what no one tells you before you sign
No title insurance, no escrow, no buyer's agent: buying property in the South of France looks nothing like an American purchase. And your passport adds three obligations no other foreign buyer carries.

Short-term rentals in Nice: what the city actually applies in 2026
A main residence can be let to tourists for 120 days a year without permission, a cap restored on 1 September 2026 after eight months at 90 days. A second home needs a change-of-use authorisation from the very first night, valid for five years, and four parts of the city now sit under a quota of 691 authorisations for 2026.
