Questions people ask about this property

What is life like in Carré d'Or?
The Carré d'Or fits within a rectangle you can cross on foot in five minutes: the Promenade to the south, boulevard Victor-Hugo to the north, and between the two, streets that run straight down to the sea. This is the Nice of 1900 buildings: white cornices, shutters, mosaic lobbies. The ground floors are shared between galleries, practices and a few restaurants that do not shout.
Where do you shop and go to market?
For a full market, the cours Saleya lies to the east, past the jardin Albert-Ier: fruit and vegetables in the morning, flowers until 5.30 pm from Tuesday to Saturday. North of boulevard Victor-Hugo, avenue Jean-Médecin is the main shopping street of the centre. The weekly shop can also be done at the Libération market, reached by tram line 1 from Masséna.
How do you get around from here?
The sea is a 5-minute walk away. Nice-Ville station is a 14-minute walk away. The tram runs along the northern edge of the district: line 2 stops beneath boulevard Victor-Hugo, at Alsace-Lorraine and Jean Médecin, and goes straight to airport Terminals 1 and 2. Line 1 can be taken at Masséna or Jean Médecin; it serves the Gare Thiers stop, in front of Nice-Ville SNCF station, fourteen minutes on foot from the district. On the Promenade, bus 12+ also heads to the airport.
Which schools are nearby?
The nearest state schools sit just outside the district. West of boulevard Gambetta, on rue Dante, the Baumettes group brings together the Simone-Veil nursery and primary schools and the Jean-Moulin primary school; north of boulevard Victor-Hugo, the Auber school takes both nursery and primary pupils. For a public international section, the Nice education authority's list changes from one school year to the next and should be checked each year.
What can I read about this neighbourhood?
La Gazette de la Promenade has several articles on it, including “Where to live in Nice according to your project?” and “How to sell a flat in Nice at the right price”.
What does this property include beyond its rooms?
Terrace, parking space and secure access.
How large is this property?
Apartment of 108 sq m, 3 rooms including 2 bedrooms.
What is the price of this property?
€2,826,000, agency fees included. The fees, 8% including VAT of the price before fees, are paid by the buyer.
What is the energy performance of this property?
Class D on the energy performance certificate, that is 181 kWh per sq m per year. Class A for greenhouse gas emissions.
Is the property part of a co-ownership?
Yes, a co-ownership of 204 lots. Running charges amount to €3,098 per year. No proceedings are under way against the owners' association.

Notaire fees in Nice: how much, who pays, and why the Alpes-Maritimes cost less

About 7.2 % of the price for an older property, of which less than 15 % goes to the notaire. The figures worked through on a 475,000 € apartment, and a point nobody makes: the Alpes-Maritimes did not vote the transfer duty increase.
