The district runs either side of boulevard Gambetta, between the railway and the Promenade des Anglais. To the west, the streets carry the names of flowers: this was the growers' land, subdivided at the end of the 19th century when Nice was taking in its winter residents.
You live in town here without taking the noise. The shops hold boulevard Gambetta, the parc Alsace-Lorraine serves as the children's yard, tram line 2 runs underneath, and the sea is at the end of the boulevard.
The building stock is the most regular in Nice: bourgeois blocks from the late 19th and early 20th century, high ceilings, mouldings, parquet, wrought-iron balconies. A few villas from the same period survive in the flower streets, behind their railings.
On the market, this is the district of large family flats. You buy volumes that are no longer built, often needing work. Buyers weigh the charm of the old against the cost of the works.
