The Promenade des Anglais is not somewhere you visit; it is somewhere you walk. Seven kilometres of curve along the Baie des Anges, a light that shifts by the hour, and the Niçois morning ritual, joggers, cyclists, strollers, each at their own pace beside the water.

The avenue carries its history in its name: the English winterers wanted it in the nineteenth century, somewhere to walk by the sea in winter. The Negresco has held its ground since 1913; the Palais de la Méditerranée has kept its Art Deco façade.

To live on the Promenade is to live facing the sea in the plainest sense: buildings turned towards the open water, long balconies, shutters that open onto blue. The background noise is waves and traffic, and it fades quickly behind the light, the morning light above all, when the bay is still pale.

On the market side, the front de mer remains Nice's anchor value: a median price of €7,920 per m² in the first half of 2026, with real gaps between floors, aspects and views.
