The description
The terrace extends the living space, forty square metres that breathe without partitioning. In Cimiez, this unfurnished studio occupies a quiet residence where heating and hot water are collective.
Outside, a private outdoor area where one may sit when weather permits. Inside, a surface that can be taken in at a glance and organised without circulation constraints.
The residential district of Cimiez keeps its trees and shops within walking distance. Transport passes nearby.

Questions people ask about this property
- What is life like in Cimiez?
- Cimiez is a hill you climb, and the higher you go the quieter it becomes. The avenues are wide and planted, lined with Belle Époque palaces; the city stays below, with its noise.
- Where do you shop and go to market?
- The Cimiez market is held on place Commandant-Gérôme, in the north of the neighbourhood, every day except Monday from 6 am to 1 pm. Stallholders sell fruit and vegetables, and there is fish as well. Buses 5 and 33 stop right beside it, at Commandant Gérôme. The Cimiez library is at 49 avenue de la Marne.
- How do you get around from here?
- The sea is a 30-minute walk away. Nice-Ville station is a 18-minute walk away. No tram station reaches the hill, so it is served by bus. Line 5 runs from the Arènes / Musée Matisse stop to Dubouchage / Durandy, a few steps from Durandy station on tram lines 2 and 3; from there, line 2 goes to the airport, terminals 1 and 2, with an Aéro ticket or a loaded Lignes d'Azur card. Line 33, for its part, heads down to Port Lympia. Nice-Ville railway station is an 18-minute walk.
- Which schools are nearby?
- For schools, the neighbourhood has the Arènes de Cimiez elementary school on avenue Montecroce and the Cimiez Essling primary school on avenue Salonina. The Cimiez nursery school is on avenue Bellanda, and the Henri-Matisse state secondary school (collège) at 2 avenue Seilern, further north. In the private sector, the Montessori internationale primary school, which is outside the state-contract system, is on boulevard Prince-de-Galles.
- What can I read about this neighbourhood?
- La Gazette de la Promenade has several articles on it, including “Roman Cimiez: what remains of Cemenelum?” and “The hills and gardens of Nice: where does the city breathe?”.
- What sets this property apart?
- “A true haven of peace where one immediately appreciates the light, the gentle terrace and that pleasant sense of serenity characteristic of the Cimiez quarter”, writes the agency.
